Where to find Art Deco in San Antonio!





One of the many benefits of being a Realtor, is stumbling upon unique neighborhoods. Often times I don't get to sell in one area exclusively, and that affords me the opportunity to learn about the unique communities within our large city.
 
One of my new favorites is MONTICELLO PARK!

This lovely community is located off Fredericksburg Rd in the Jefferson/Woodlawn Lake area. Since 1994, City officials, volunteers and community members have helped to Revitalize the business district which is part of the Old Spanish Trail,
the first paved coast-t0-coast highway in the US!

Northcliffe Golf Course

Northcliffe Golf Club has set the stage for one of the best golf values in the San Antonio area. Originally designed in 1979 by Joe Finger to be the centerpiece of a housing community in Schertz Texas the course now has an improved reputation among the golfing public.

Parks & Recreation

The City of Schertz is proud of its parks and recreational facilities. Public parks also provide picnic facilities and playgrounds. Lighted basketball courts and a Junior Olympic-sized swimming pool are open to the public throughout the summer months.

Crescent Bend

The 175-acre park project is the silver lining of two tragic floods that left a tight knit community ravaged by Mother Nature. The federal buyout of properties led local leaders to envision a nature park that would preserve the natural environment of Cibolo Creek and the historic Crescent Bend area.

Hike, Bike, Swim, Picnic, Sightsee... Mission Reach San Antonio



For those of us who like the road less traveled....go check out San Antonio's Mission Trail! This is a beautiful place to spend time with your family, visit the historical Missions, kayak, bike, BBQ, and swim. The Mission Reach project has made the San Antonio river a destination to see, whether you live in town or just here for a visit.

Project Quick Facts:

  • The $245.7 million Mission Reach project is funded by Bexar County ($176.6 million), the City of San Antonio ($6.5 million); USACE ($51.9 million) and through private donations collected by the San Antonio River Foundation ($4.7 million). Funding for utility relocations by the San Antonio Water System (SAWS) totals $6 million. $63.3 million of Bexar County’s funding may be reimbursed by the Federal government should federal appropriations be made for the project per 2009 (Public Law 111-8) Sec. 115.
  • The San Antonio River Authority managed construction of the project.

  • Eight miles of river length
  • 113 acres of aquatic habitat

New business moving to TEXAS and creating new jobs!

California's been losing out to TEXAS recently, and it's been paying off in the Lone Star State in the form of jobs.
The Dallas Business Journal reported Monday that Gov. Rick Perry's Texas Enterprise Fund has spent nearly $62 million this year to lure companies and jobs to the state. The Journal said, according to figures from Perry's office, that means 6,145 jobs and $400 million in capital investment.

In Cube Labs is launching two new life science companies, Thereacle and IBridge Medical, to join their three existing companies, Corhythm, Neurolink and Fe3 Medical, in their San Antonio Innovation Center.  Theracle is developing a combination therapy for the treatment of brain cancer known as gliomas, one of the most lethal forms of cancer while  iBridge Medical is developing a technology platform for enhanced disease management of patients with active implanted medical devices. Toyota Motor Sales U.S.A. Inc. said that it will move its U.S. headquarters from California to Texas. Small groups of employees will start moving to temporary office space there this year, but most will not move until late 2016 or early 2017 when the new headquarters in Plano, Texas, is completed. As inventory continues to decrease, it's important to put your best foot forward with your initial offer. 

If you want to write a compelling offer, keep these three steps in mind:

Decide on the right price
Real estate markets are localized, so the sale price of a home across town may have little to do with what a home in another area of town is worth. You can determine the right price by finding out how the property compares to similar homes nearby, what Texas REALTORS® call “comps.” Comps are an important part of determining price because they reflect neighborhood conditions. Y.
Show sellers you’re serious
Hitting the sellers’ perfect price does not guarantee they will accept your offer. Homeowners will consider the amount of earnest money in the proposed contract as well. A higher number shows a higher level of sincerity about the purchase and may place your offer above others. Keep the total cost of Seller concessions in mind. If you don't need the cash to close for title fees, HOA transfer fees, survey, and loan fees (AKA closing costs)...don't ask for them! 
Be flexible
Some sellers may have a strong preference for when they close on the sale. If you can meet their timeline, your offer gains strength. And when you can help it, stay away from contingencies, or make them as moderate as you can. Why? Put yourself in the seller’s shoes. A slightly lower offer may be more attractive than a higher offer that’s contingent on the buyers needing to sell their own home.

SAN ANTONIO -- When it comes to cheap living, don't mess with Texas, according to a Kiplinger real estate report. Three of the 10 cheapest cities in the U.S. can be found in the Lone Star State. Several Texas cities, including San Marcos, McAllen and San Antonio, didn't crack the top 10 but ranked very highly for affordability nonetheless.
The findings reported that Texas is ranked one of the most affordable places to live in.
The report screened out cities with populations below 50,000, and based their findings based on the Council for Community and Economic Research's calculations of living expenses in urban areas, taking into consideration the cost of living measures for housing, groceries, utilities, transportation, health care and miscellaneous goods and services.
All 10 finalists share one similarity and that is super-affordable housing options for both renters and homeowners.

Forbes Magazine: San Antonio is the hottest city for millenials in the emerging Southwest

1. San AntonioThe city topping the list hits the appeal trifecta: a dynamic economy, employment opportunities and affordable living. Reasons cited for picking San Antonio ranged from “I think it would be a safe city to raise a family” to “It is expanding every day and providing new job opportunities, the atmosphere is great, and there are a lot of activities to do and festivities to join.”
Everyone knows that the Southwest is warm this time of year, but today the region is hot. Its time has finally come. Millions of Hispanic-American families (whose ethnic/racial group makes up 17 percent of the U.S. population) are putting down roots there, and Latin millennials are putting Latin flair into its cities, places and spaces.
To get specific, the new American centers of gravity are California and Texas. It’s not simply because they have the two largest populations, with just over 38 million people in California and 26 million–plus in Texas. And it’s not because of Hollywood or Dallas, Silicon Valley or even the constantly trending #SXSW.
Those two states, as well as Arizona and New Mexico, are the new capitals of influence. They’re not just border states (although that’s an important factor); they’re also a frontier between the America that we were and the America we’re rapidly becoming. Some 52 million Americans today identify as Hispanic, and 50,000 of them will turn 18 each month for the next two decades. These millennials have real clout, both for their spending power now and for their ability to influence what comes next. Marketers especially should start paying attention.
We undertook a study of 804 Hispanic and non-Hispanic Americans ages 18 to 34 in Arizona, California, New Mexico and Texas earlier this year. Among other questions, we asked them which cities in the Southwest will be the best places for their generation. Their answers were illuminating and based on where they currently live, where they had gone to college or would like to go, the media, and their friends and families. (These were open-ended queries, by the way, so it’s not as if we supplied our list and asked them to prioritize their “where.”) We all need to be keeping an eye on these cities as we think about where #nextgen will flourish. (Three commonalities: They are ethnic, affordable and youthful, including college towns as one anchor.)
